 On a compact 178-square-meter site in the east of Cape Town, Ben Kotlowitz and his team designed and project-managed the construction of a new six-story retail office building that would also house their office. Spanning 700 square meters, its combination of reinforced concrete and perimeter steel girders creates an intriguing structural composition highlighting the different spaces and functions on its two prominent street-facing facades. The retail area boasts full-height, high-tech frameless glazing, while aluminium-framed units are used elsewhere. The workspaces enjoy an abundance of natural light and ventilation, and feature double-volume elements in addition to a shared entertainment roof deck complete with a putting green.
